The OLOE office building forms the northeastern tip of the Smíchov City South development area. Operationally, it is designed as a pair of towers – the south tower with six storeys and the north tower with five storeys – interconnected on the western side up to the third-floor level. In the central part, the two towers are connected by a ground-floor reception area. The layout of the building copies the shape of the letter A. Parking for 157 cars, including technical and building facilities, is provided on two underground floors. The gross floor area of the above-ground floors is 14,400 m2. The concept also includes park-style greenery and leisure areas designed both in the inner courtyard and as roof gardens, which use the different height levels of the structure to best effect. Structurally, the building is designed as a monolithic reinforced concrete frame founded on drilled piles. Because of the shallow foundations of the basements and the non-built-up surrounding areas, the foundation pit was made with a slope. Heat is provided by ground-to-water heat pumps connected to a system of 50 geothermal boreholes with a total depth of almost 10 km located under the building’s footprint, which is partially situated above the tunnels of Prague metro line B, with a total heat output of 560 kW. The facade consists of aluminium fixed windows in a modular system with a ventilation flap and a ventilated part, which was created using innovative 3D printing technology. The building thus combines cutting-edge technical solutions, sustainable energy sources, and present-day architecture meeting the most stringent criteria for modern office buildings with BREEAM OUTSTANDING certification.
