Representatives of Passerinvest Group and our construction company GEMO ceremonially laid the foundation stone of the new Sequoia office building on Wednesday, 18 March 2026. The project is being developed on the site of a former brownfield, now a strategic development area of Prague, specifically Nové Roztyly. Construction will take two years, with completion planned for the first quarter of 2028.

The eleven‑storey building, designed by the architectural studio A8000, represents the next phase in the transformation of the former brownfield into a vibrant part of the city. Sequoia will offer premium office space with flexible layouts, a generous rooftop terrace and private loggias. The focus is on user comfort in modern offices as well as meeting contemporary requirements for sustainable and economically efficient operations with very low energy consumption. Completion of the project is planned for Q1 2028. Behind the project stand two investors — Passerinvest Group and GEMO — with GEMO also serving as the construction contractor.

 

Sequoia, whose name and architectural concept reference the majesty of sequoia trees, creates a natural interface between busy transport arteries and the tranquillity of the Krčský forest. Once completed, the building will offer a total of 33,130 m² of leasable area, including more than 32,700 m² of office space and 375 m² of retail space. The building comprises 11 office floors and 4 underground parking levels providing 488 parking spaces. Tenants will benefit from flexible floor plans offering up to 3,778 m² of office space on a single floor, a canteen with a café, retail areas, and shared meeting facilities for up to 200 people. The project includes a spacious rooftop terrace with greenery, relaxation zones, and views of the Krčský forest. The canteen and café will be connected to the adjacent park by a pedestrian bridge. Thanks to its location along the main Prague cycling route, the building will offer a bike room with lockers and showers. Electromobility will be supported through charging stations for electric vehicles and power outlets for e‑bikes.

 

Strategic location with exceptional visibility and accessibility

 

Located at the intersection of the South Connector and the city’s main arterial road (with direct access to the D1 motorway), Sequoia will become one of the most visible office buildings in Prague. More than 200,000 vehicles pass the site daily, representing a unique opportunity for corporate signage and strong brand visibility. Direct connections to the Prague Ring Road and the D1 motorway, proximity to the Roztyly metro station (line C), and a major bus terminal for city, suburban, and international lines — as well as adjacency to Prague’s main cycling route — ensure excellent accessibility from virtually anywhere.

 

A long‑term economically efficient and environmentally responsible project

 

The Sequoia project will naturally achieve the highest level of BREEAM certification — BREEAM Outstanding. Sustainability is not approached merely at the level of individual technologies but as a comprehensive concept encompassing energy efficiency, water management, biodiversity support, and high indoor environmental quality. The building will feature heat pumps, photovoltaic panels, and radiant ceilings with fast response times that ensure high thermal comfort while maintaining low energy consumption. A healthy work environment will be further supported through central ionization and above‑standard fresh air supply of 50 m³ per person per hour. The exterior shading system regulates solar heat gain during the day while reducing light pollution at night. The building’s total delivered energy corresponds to energy class A with a value of 35 kWh per square meter per year, and its energy performance certificate aims for class B. Sustainability is also considered in the broader context of urban development. The combination of office buildings, a public park, services, and planned residential development creates the foundation for a location that is pleasant to live and work in.

 

Part of a broader area revitalization

 

Sequoia follows the already completed Roztyly Plaza office building with ground‑floor services (fitness center, café, pharmacy, canteen, and more) and the four‑hectare revitalized Nové Roztyly Park, which is now a popular public space for sports and leisure (running track, workout areas, disc golf, outdoor fitness, parkour, and a children’s playground). Sequoia precedes the next planned phase of the Nové Roztyly revitalization — the Arboretum residential development — which will complement the office function with rental and owner‑occupied housing, contributing to the creation of a fully fledged urban district.
