The Sequoia Office Building in Nové Roztyly Enters the Next Phase of Construction

The Sequoia office building, currently under development as part of the revitalization of the Nové Roztyly locality in Prague 11, has reached another major milestone. Following the completion of the excavation pit, the foundation slab has also been successfully finished. This definitively outlines the footprint of the building’s substructure, allowing construction to proceed with the underground and subsequently above-ground floors. The project is technically demanding due to both its scale and its location on sloping terrain with an elevation difference of up to 13 meters, as well as being situated below the groundwater level. The project is being developed by Passerinvest Group and GEMO, which also serves as the general contractor, and is scheduled for completion in the first half of 2028.

It is during this phase that the building takes on its definitive footprint, allowing us to begin the realization of individual floors. Sequoia is being built under challenging geological and terrain conditions, which is why we have emphasized a high-quality technical solution for the foundations and its long-term durability from the very beginning. Sequoia as Part of the Transformation of Nové Roztyly

 

Sequoia is the next step and a prerequisite for the transformation of the Nové Roztyly area, where Passerinvest Group is gradually creating a modern urban district that combines office buildings, public spaces, services, greenery, and future residential development, which will receive the greatest emphasis. The project follows the already completed Roztyly Plaza building and further develops the locality near the Roztyly metro station and Krčský les (Krč Forest).

 

Upon completion, the Sequoia building will offer more than 33,000 m² of state-of-the-art office space, a canteen with a café, shared meeting spaces for up to 200 people, a rooftop terrace with greenery, private loggias, and facilities for cyclists. In the underground floors, 488 parking spaces will be available to tenants, including electric charging stations at designated spots.

 

Sustainability is addressed comprehensively in the Sequoia project. The building will utilize heat pumps, photovoltaic panels, and energy-efficient heating and cooling systems. Great emphasis is also placed on indoor environmental quality, an ample supply of fresh air, water management—including the implementation of blue-green infrastructure measures—and supporting biodiversity in the surrounding area. The project aims to achieve the highest level of environmental certification, BREEAM Outstanding.

Challenging Foundation Work Below Groundwater Level

Earthworks on the excavation pit took place from September 2025 to April 2026, during which more than 66,000 m³ of soil was excavated from the site over eight months. The excavation and shoring work was followed by the construction of the foundation slab, which took approximately two and a half months. The foundation slab itself covers an area of nearly 5,800 m² and has a thickness of 750 mm. Its construction required approximately 4,500 m³ of concrete and 720 tonnes of steel reinforcement.

 

The building is founded on 219 piles with diameters ranging from 900 to 1,500 mm, with a total length reaching almost 1.6 kilometers. The substructure design focuses on long-term resistance to groundwater and other environmental factors. Protection against water ingress is ensured by a “white box” (bílá vana) system using waterproof concrete and special sealing elements. The technical solution also includes protection against stray currents, which contributes to the long-term durability of the reinforced concrete structures.
