Vila Park Balcárkova in Olomouc

The Vila Park Balcárkova complex consists of five buildings that are spatially arranged to form a single, self-contained block. Located between the buildings, on the same base, is a semi-private inner courtyard for recreation and leisure. This green space, which includes playground equipment, connects to the private front gardens of the ground-floor flats.

The orientation of the buildings’ façades follows the layout of the Vila Park Tabulový Vrch complex while also responding to the planned development in the southern part of the area. This design gives the buildings their irregular pentagonal shape, with each of the five houses having a unique form and size.

In total, the project includes 108 residential units ranging from studio apartments (1+kk) to four-room flats (4+kk). The development consists of four-storey buildings, with a maximum of 26 flats per entrance. The communal areas are designed as generous, light-filled spaces for socialising, featuring a spacious atrium inside each building.
