The project DORNYCH emphasises a harmonious connection between historic architecture, modern urbanism, and ecological features that reflect the needs of contemporary society. Each of the buildings is designed for a different purpose. For example, Building F will offer a combination of hotel rooms and flats, while blocks A, B, and C are planned for administrative and retail use.

A key focus is maintaining a connection with the surrounding area. DORNYCH will link to the Vaňkovka shopping centre via the existing footbridge, and new north-south axes for pedestrians, cyclists, and motorists will be created. This will make it easier to move between the historic city centre and the new Southern Quarter.

The public space created between the northern buildings of the complex and the railway wall near the main station is also a significant feature. Thanks to its logical connection to the boulevard, traffic will be directed in a north-south and south-north direction.

Each of the six buildings has a unique architectural design, yet they all form a coherent block. The complex features a shared underground area with parking, technical rooms, retention tanks, and other facilities necessary for operation.

The dominant feature of DORNYCH is the partially covered public plaza, an open space between the buildings. The plaza’s roofing is architecturally designed as a system of large shelters shaped like four-petalled flowers with intermediate vaults. The use of ETFE foil will ensure plenty of light and an optimal microclimate for year-round use of the space.

The project also places a strong emphasis on sustainability. The roofs are equipped with solar panels and retention tanks for efficient rainwater management. Green roofs are also planned, some of which will be accessible to the public, while others will be semi-extensive. The use of certified materials reduces the environmental impact of construction and ensures long-term sustainability. The entire complex meets the most stringent requirements for LEED Platinum certification.
